Terms & Conditions

Oti Last updated: 13/07/2026

Please read these Terms and Conditions ("Terms") carefully before using www.Oti.co.uk (the "Website") or placing an order with us. By using the Website or placing an order, you agree to be bound by these Terms.

1. Who We Are

1.1 The Website is operated by Leeds Plywood & Doors Limited, trading as Oti ("we", "us", "our"), a company registered in England and Wales under company number 02042982, with its registered office at Midland Road, Hunslet, Leeds, LS10 2RJ.

1.2 Our VAT registration number is 343191570.

1.3 You can contact us at:

  • Email: customerservice@Oti.co.uk

  • Post: Oti, Midland Road, Hunslet, Leeds, LS10 2RJ.

2. Definitions

"Contract" means the contract for the sale and purchase of Goods formed between you and us in accordance with clause 5. "Goods" means the furniture and related products advertised for sale on the Website. "Order" means your order for the Goods. "We/us/our" means Oti. "You/your" means the person placing an Order on the Website.

3. Using the Website

3.1 You must be at least 18 years old and legally capable of entering into binding contracts to place an Order.

3.2 You agree to use the Website only for lawful purposes and in a way that does not infringe the rights of, or restrict or inhibit the use and enjoyment of the Website by, any third party.

3.3 We reserve the right to restrict or terminate your access to the Website if we reasonably believe you have breached these Terms.

3.4 We do not guarantee that the Website will always be available, uninterrupted, or error free. Subject to clause 12.1, we accept no liability for any unavailability of the Website.

4. Products, Descriptions and Pricing

4.1 We make reasonable efforts to ensure that colours, dimensions, materials, and other details of products are described accurately. However, slight variations may occur due to natural materials (e.g. wood grain, leather), fabric dye lots, and screen display settings. Minor variations do not entitle you to reject the Goods, unless they amount to a material misdescription.

4.2 Product dimensions are approximate. Please check measurements carefully, including access routes, doorways, stairwells and lift dimensions, before ordering. If an item does not fit your intended space, this is not treated as a fault (see clause 9), but you may still be able to return it under your legal cancellation right (clause 8) or our goodwill returns policy, provided the item is unused, undamaged, and in a resaleable condition. See our Returns and Refunds Policy for full details.

4.3 All prices are shown in GBP (£) and are inclusive of UK VAT at the applicable rate, unless stated otherwise.

4.4 Prices exclude delivery charges, which are shown separately at checkout before you complete your Order.

4.5 We reserve the right to change prices at any time, but changes will not affect Orders already confirmed under clause 5.4.

4.6 If we discover a pricing error on the Website, we will contact you as soon as possible. You will have the option to reconfirm your Order at the correct price or cancel it. If we're unable to contact you, we will treat the Order as cancelled and refund any payment made.

5. Placing an Order and Contract Formation

5.1 When you place an Order, you are making an offer to buy Goods. This does not create a contract.

5.2 We will send you an order acknowledgement email confirming receipt of your Order. This is not acceptance of your Order.

5.3 A legally binding contract between you and us (the "Contract") is only formed when we send you a dispatch confirmation (or, for made-to-order items, an order confirmation email confirming production has been scheduled).

5.4 We reserve the right to refuse or cancel any Order, for example where: the Goods are unavailable, there is a pricing or listing error, we suspect fraud, or delivery is not possible to your address. If we cancel an Order after payment has been taken, you will receive a full refund.

5.5 You are responsible for checking your Order details (including delivery address, product options, and quantities) are correct before completing checkout.

6. Payment

6.1 Payment is taken in full at the time of Order for stock items. For made-to-order or bespoke furniture, we may require a deposit at Order and the balance before dispatch; this will be made clear on the product page and at checkout.

6.2 We accept the payment methods shown at checkout. Payments are processed securely via our payment providers; we do not store your full card details.

6.3 Title to the Goods (ownership) does not pass to you until we have received payment in full.

6.4 Buy Now Pay Later / Deferred Payment Credit. At checkout we may offer the option to pay for your Order in instalments through a third-party provider, currently Klarna or Clearpay ("BNPL Provider"). We do not advertise or promote the credit terms of this option anywhere on our Website; it is offered only as a payment method available at checkout, and you will be directed to the BNPL Provider's own platform to apply for and manage it. Where you choose this option:

(a) You are entering into a separate credit agreement directly with the BNPL Provider, governed by the BNPL Provider's own terms and conditions, privacy policy, and applicable Financial Conduct Authority (FCA) rules on Deferred Payment Credit. We are not a party to that credit agreement, and we do not provide credit to you ourselves.

(b) The BNPL Provider will carry out its own eligibility and affordability checks and may decline to offer you credit at its discretion. We have no control over, and no liability for, that decision.

(c) We simply make this payment option available to you at checkout; we do not act as a lender, and any application, approval, and management of the credit agreement takes place entirely on the BNPL Provider's own platform.

(d) Choosing to pay via a BNPL Provider does not affect your statutory rights, or your rights under these Terms, against us as the retailer, including your right to cancel under clause 8, your rights in respect of faulty, damaged, or misdescribed Goods under clause 9, and our returns process. Any refund due in respect of an Order paid via a BNPL Provider will be processed back to the BNPL Provider in the first instance, who will apply it to your credit agreement in accordance with their own terms.

(e) Any queries, complaints, or disputes about the credit agreement itself, such as instalment amounts, missed payments, or affordability, should be directed to the BNPL Provider, not to us.

7. Delivery

This clause applies to all orders. Full detail on delivery areas, charges, timescales and what happens if delivery fails is set out in our Delivery Terms and Conditions, which forms part of these Terms. Where there is any conflict between this clause 7 and the Delivery Terms and Conditions, the Delivery Terms and Conditions will apply, as it is the more detailed statement of the process.

7.1 Estimated delivery times are shown on product pages and are approximate, not guaranteed. Made-to-order furniture may take longer; estimated lead times will be confirmed at Order.

7.2 We deliver to eligible mainland UK addresses only. Certain postcodes and regions are excluded, or may incur additional charges or extended lead times; full detail is set out in our Delivery Terms and Conditions.

7.3 You must ensure someone is available to accept delivery at the agreed time, and that access is clear and suitable for the item (see clause 4.2). If delivery fails due to your unavailability or inadequate access, additional redelivery charges may apply, as set out in our Delivery Terms and Conditions.

7.4 Risk in the Goods (responsibility for loss or damage) passes to you on delivery, or on attempted delivery if you fail to take reasonable steps to accept it.

7.5 Please inspect Goods on delivery where possible and note any visible damage on the delivery paperwork. This does not affect your statutory rights below, but helps us resolve issues quickly.

7.6 If we fail to deliver within 30 days of the agreed delivery date (or a reasonable time, if no date was agreed), you may be entitled to cancel the Order and receive a refund, in line with the Consumer Rights Act 2015.

8. Your Right to Cancel (Distance Selling / "Cooling-Off" Period) and Returns

This clause applies to consumers only, in accordance with the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. Full detail on how to return an item, timeframes, and the model cancellation form is set out in our Returns and Refunds Policy, which forms part of these Terms. Where there is any conflict between this clause 8 and the Returns and Refunds Policy, the Returns and Refunds Policy will apply, as it is the more detailed statement of the process.

8.1 You have the right to cancel your Order within 14 days of receiving the Goods, without giving any reason. Where an Order is delivered in instalments, this period runs from receipt of the last instalment.

8.2 To cancel, you must inform us clearly (e.g. by email to customerservice@Oti.co.uk) before the 14 day period expires.

8.3 Exceptions to the right to cancel: the right to cancel does not apply to:

  • Goods made to your specifications or clearly personalised (e.g. bespoke/made-to-order furniture, custom fabric or dimensions);

  • Sealed goods unsuitable for return for health/hygiene reasons if unsealed after delivery (e.g. certain mattress or cushion products, where applicable).

We will clearly identify any such items as non-returnable on the product page before you order.

8.4 If you cancel, you must return the Goods to us within 14 days of telling us you wish to cancel, in their original condition and packaging where reasonably possible. Where the Goods, by their nature, cannot normally be returned by post (as is typical for furniture), we will tell you the cost of returning them before you complete your purchase. Subject to that, you are responsible for the reasonable cost of returning the Goods, except where we have expressly offered free returns or the law requires us to bear the cost (for example, where the Goods are faulty, damaged, incorrect or misdescribed; see clause 9). Full detail on return costs, including any prepaid label or collection arrangements, is set out in our Returns and Refunds Policy.

8.5 We will refund you within 14 days of receiving the returned Goods (or evidence you've sent them back), using the original payment method. We may reduce the refund to reflect any diminished value caused by unnecessary handling by you beyond what's needed to examine the item, as you would in a shop.

8.6 Original standard delivery charges will be refunded; premium/express delivery upgrades are refunded only up to the cost of our standard delivery option.

8.7 Goodwill returns policy. In addition to your legal cancellation right above, we offer an extended 30 day goodwill return period from delivery for most items, provided the Goods are unused, undamaged, and in a resaleable condition with original packaging where reasonably possible. This is a discretionary commercial policy, offered in addition to (and not instead of) your statutory rights, and does not apply to the excluded categories in clause 8.3. Full terms are set out in our Returns and Refunds Policy.

9. Faulty, Damaged or Misdescribed Goods (Statutory Rights)

9.1 Nothing in these Terms affects your statutory rights under the Consumer Rights Act 2015. Goods must be:

  • of satisfactory quality;

  • fit for purpose; and

  • as described.

9.2 If Goods are faulty, damaged in transit, or not as described:

  • Within 30 days of delivery, you may reject the item for a full refund.

  • After 30 days (and up to 6 months), you are normally entitled to a repair or replacement first; if that fails, you may be entitled to a refund or price reduction.

  • After 6 months, similar rights may apply but you may need to show the fault was present at delivery.

9.3 To report a fault or damage, contact us at customerservice@Oti.co.uk with your order number and photos of the issue where possible, and we will arrange an inspection, repair, replacement, or refund as appropriate. See our Returns and Refunds Policy for the full process.

9.4 This clause does not cover damage caused by normal wear and tear, misuse, accident, or failure to follow care instructions provided with the Goods.

10. Assembly and Care

10.1 Some items require self-assembly; assembly instructions are provided with the product or on request.

10.2 Please follow all care instructions provided (e.g. for wood, upholstery, and leather); damage resulting from failure to do so is not covered under clause 9.

10.3 Selected furniture items are delivered using our specialist two-person Room of Choice delivery service, in which our delivery partner will deliver your item to the room of your choice within your home. Full detail on which products this applies to, and what the service does and does not include, is set out in our Delivery Terms and Conditions.

11. Warranties

This clause applies to eligible products. Full detail on warranty cover, exclusions and how claims are handled is set out in our Warranty and Extended Warranty Terms, which forms part of these Terms. Where there is any conflict between this clause 11 and the Warranty and Extended Warranty Terms, the Warranty and Extended Warranty Terms will apply, as it is the more detailed statement of the process.

11.1 Eligible products are covered by our Standard Warranty (12 months from delivery) and, where registered within 30 days of purchase, our Extended Warranty (up to 3 years from delivery). This is in addition to, and does not affect, your statutory rights under clause 9. Full detail, including what is and is not covered and how claims are handled, is set out in our Warranty and Extended Warranty Terms.

12. Our Liability

12.1 We do not exclude or limit our liability for:

  • death or personal injury caused by our negligence;

  • fraud or fraudulent misrepresentation; or

  • any liability that cannot be excluded or limited under UK law (including your rights under the Consumer Rights Act 2015).

12.2 Subject to clause 12.1, our liability to you for losses arising from a Contract is limited to the price you paid for the Goods in question.

12.3 We are not liable for indirect or consequential losses that are not a foreseeable result of our breach (such as loss of income or loss of opportunity), where you are contracting with us as a consumer for personal, non-business use.

12.4 If you are a business customer, all conditions, warranties or other terms implied by statute or common law are excluded to the fullest extent permitted by law, and clauses 12.2 to 12.3 apply as our entire liability.

13. Intellectual Property

13.1 All content on the Website, including text, images, logos, graphics, and design, is owned by or licensed to us and is protected by copyright, trademark, and other intellectual property laws.

13.2 You may not reproduce, copy, distribute, or otherwise use any content from the Website for commercial purposes without our prior written consent.

14. Privacy and Cookies

14.1 Our use of your personal data is set out in our Privacy Policy and Cookie Policy, which, together with our Returns and Refunds Policy, form part of these Terms. We process personal data in accordance with the UK GDPR and the Data Protection Act 2018.

15. Reviews and User Content

15.1 If you submit reviews, images, or other content to the Website, you grant us a non-exclusive, royalty-free, worldwide licence to use, reproduce, and display that content in connection with promoting our Goods.

15.2 You must not submit content that is unlawful, defamatory, offensive, or infringes any third party's rights. We reserve the right to remove any content at our discretion.

16. Events Outside Our Control

16.1 We are not liable for any delay or failure to perform our obligations under a Contract caused by events beyond our reasonable control, including but not limited to strikes, natural disasters, supply chain disruption, or transport delays.

17. Complaints

17.1 If you are unhappy with our products or service, please contact us in the first instance at customerservice@Oti.co.uk and we will do our best to resolve the issue.

17.2 We are not a member of any accredited Alternative Dispute Resolution (ADR) scheme, and we are not obliged by law, trade association membership, or contract to participate in ADR.

17.3 In accordance with Part 4, Chapter 4 of the Digital Markets, Competition and Consumers Act 2024 (in force from 6 April 2026), if we are unable to resolve your complaint through our internal complaints process, we will inform you, in a durable format (such as email), of any ADR or other arrangement available to you should you remain dissatisfied. This will include the name and website address of an accredited ADR provider that could deal with your complaint. A full list of accredited providers is maintained by the Chartered Trading Standards Institute (CTSI) at https://www.tradingstandards.uk/consumer-help/adr-approved-bodies/, and we will confirm whether we are willing to participate in that provider's ADR procedure for your dispute. You are free to refer your complaint to an accredited provider even if we choose not to participate.

17.4 This does not affect your right to bring a claim through the small claims track of the county court, or to contact Citizens Advice or Trading Standards for further guidance.

18. Changes to These Terms

18.1 We may update these Terms from time to time. The version in force at the time you place an Order will apply to that Order. Changes to these Terms do not affect Orders already placed.

19. General

19.1 Entire Agreement: These Terms, together with our Privacy Policy, our Returns and Refunds Policy, and any Order confirmation, constitute the entire agreement between you and us in relation to your Order.

19.2 Severability: If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions will continue in full force.

19.3 No Waiver: If we fail to enforce any right under these Terms, this does not waive our right to enforce it later.

19.4 Assignment: We may transfer our rights and obligations under a Contract to another organisation, but this will not affect your rights or our obligations under these Terms.

20. Governing Law and Jurisdiction

20.1 These Terms, and any Contract between you and us, are governed by the laws of England and Wales.

20.2 Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales, save that if you are a consumer resident in Scotland or Northern Ireland, you may also bring proceedings in your local courts.
